Every industry has been affected and are now finding scrappy or virtual ways of conducting business. The very fabric of industries are being re-evaluated. We are, in a sense, evolving with the times. For real estate, this comes in the form of open houses being replaced with FaceTime apartment tours for clients. In the suburbs, people are scrambling to find short term rentals who need a break from the congested city. 

How do you get buyers into your home during a time when you are not allowed to exit your own home? The restrictions pertain to limits on frequency and duration. In some homes, buyers are being asked to swap their shoes with booties and to not touch a single thing. A study revealed that 25 percent of sellers nationwide had already changed the terms of engagement with prospective buyers because of the virus.

A sales agent at William Raveis NYC is still moving forward with open houses, but it’s not business as usual. Everything is wiped down, even the pens and she signs in prospective buyers herself. She requires attendees to preregister for her open houses.

“That way we can call them and assess their interest,” the agent said. “If they’re just coming to educate themselves about the market this isn’t the best time. The feeling is the fewer bodies the better.”’

Some open houses have been limited “to two open houses per allotted time slot” and would be restricted to weekends between the hours of 9 and 5, with all attendees required to sign in at the concierge desk and present government-issued identification.

According to Halstead Property’s executive director of sales and leasing, “the average number of open houses per weekend ranges from 5,500 to 6,000.”

That’s unfortunate said a managing director at William Raveis NYC, “because obviously being able to go to the property is the best way to see the property.”

The choice is yours whether or not you want to risk infection by going to an open house, but there are also preventative measures you can be taking to carry on with business as usual.
